590 m² commercial building located at a prominent corner along the area’s main avenue. The project accommodates 12 commercial rental spaces and shared common areas, designed to respond to the growing demand for small-scale commercial space within a developing neighborhood.

The project’s primary objective was to develop a profitable and cost-conscious solution for the client while responding to the functional and commercial demands of the surrounding area. Located within a residential-industrial district undergoing transformation, the building was conceived as a catalyst for local activity and neighborhood growth.

The architectural strategy is based on a straightforward structural system of reinforced concrete frames, concrete block walls, and structural steel floor systems. Rather than concealing the construction, these materials are left exposed as the final architectural finish, reducing unnecessary layers while establishing a direct and expressive material language.

The project reinterprets the social, industrial, and economic character of the neighborhood, transforming practical construction methods and modest materials into a contemporary commercial identity.
