100 m² commercial space located within a prominent legal office plaza in the city. The client initially envisioned leasing the space across two floors, following the conventional layout adopted by neighboring businesses. The project instead proposed a shared workspace model to maximize the profitability, flexibility, and overall use of the limited area.
The strategy was developed to provide affordable and adaptable workspaces for independent professionals, emerging businesses, and entrepreneurs, allowing spaces to be leased according to individual needs.
Given the compact footprint, the layout was organized around a series of modular workspaces connected by a central vestibule. A linear staircase becomes the architectural focal point, creating a strong visual axis between both levels.
On the upper floor, a lightweight grid system was incorporated into the circulation areas to promote natural light and ventilation, while creating a greater sense of openness within the otherwise confined space. The result is a flexible workplace environment designed to maximize both spatial efficiency and commercial potential.
