Border Medical Suites is a healthcare architecture concept developed as a response to the rising cost of commercial real estate and medical office rents in the Tijuana–San Diego region. The project proposes a more compact and efficient model for medical practices, allowing emerging healthcare professionals to access professionally designed spaces without the financial burden of conventional medical suites.

The strategy focuses on optimizing every square foot through efficient layouts, shared infrastructure, and carefully planned clinical spaces. Rather than maximizing area, the project maximizes functionality—reducing unnecessary circulation and underutilized spaces while maintaining the privacy, hygiene, and operational requirements of a professional healthcare environment.
