The project was conceived to maximize the number of dwelling units permitted under current zoning and municipal regulations, taking full advantage of the allowable FAR, ADU provisions, and applicable development waivers. Located within a Transit Priority Area, its proximity to trolley and bus stations became a key driver of the design, supporting a more walkable neighborhood model and strengthening the relationship between housing, public space, and transit infrastructure.

The fourplex is designed as a compact and efficient housing model that increases residential density while maintaining quality of life. The proposal uses a straightforward palette of locally available materials and construction methods characteristic of Southern California, including wood framing and stucco, creating a familiar architectural language while keeping construction practical and cost-conscious.

The building opens toward the adjacent neighborhood park, maximizing access to natural light, cross-ventilation, and visual connections to the surrounding public space. Rather than treating density as a constraint, the project uses it as an opportunity to create a more connected and livable residential environment.

Strategically positioned setbacks generate a series of private front and rear yards, while individual balconies extend each unit’s usable outdoor space. These interventions balance the project’s increased density with access to private open space, daylight, ventilation, and outdoor living, demonstrating how small-scale multifamily housing can contribute to sustainable and transit-oriented urban growth.
